A conversation, not a sales call. No pressure to sell.

You are grieving, you may be far away, and now there is a house in Miami asking for decisions. You do not have to carry this alone.

How I help

Three ways I take weight off your shoulders.

01

Look after the property

Your worry
“Is the house safe? Is anyone checking on it?”
What I do
Visit the property when needed, send you photos, and refer you to trusted local professionals for locks, cleaning and repairs.
What stays with you
Insurance, taxes, and hiring and approving any work on the property.
02

Coordinate the moving parts

Your worry
“I don’t know who to call or where to start.”
What I do
Refer you to independent professionals for clean-outs, cleaning, repairs and lock changes. Keep one simple checklist. Stay in touch with your attorney about timing.
What stays with you
You hire and pay the vendors directly. Legal advice comes from your attorney.
03

Sell or rent, when you’re ready

Your worry
“I’m afraid of selling too low, or too fast.”
What I do
As a licensed agent: a market analysis, pricing, preparation, photography, MLS listing, showings, offers and closing coordination. Or help find a tenant instead.
What stays with you
Every decision. Any court approval stays with your attorney.

A market analysis is an estimate of value, not an appraisal.

Peace of mind from a distance

Your property, watched over while you’re away.

You will not have to wonder. I send short, plain updates so you can see how the property is doing, by text or email, whichever you prefer.

What to expect

Your first 30 days, step by step.

Click a step to see what happens. Your court timing is guided by your attorney, so the exact order can change.

Working together

Your attorney and I, side by side.

Probate is a legal process, and I do not give legal advice. I look after the property and the real estate, and I stay in step with your attorney.

Your options

No pressure to sell. Ever.

Sell

List on the MLS with a clear plan, at a pace that suits your family.

Rent

Keep the property in the family and earn income while you decide, where it is permitted. I help find a tenant; I do not manage the property.

Keep for now

I can still look after the property while you take the time you need.

Questions

Questions families often ask.

Do I have to sell the property?

No. Selling is one option. You can also rent it or keep it for now. We start with your goals and with what is allowed for the property.

What is a Certified Probate Real Estate Specialist?

It is a real estate certification about how property sales fit inside the probate process. I am not an attorney, and I do not give legal advice.

Who pays the professionals for clean-outs and repairs?

You do, directly. I refer you to trusted independent professionals, but you hire, direct and pay them. I do not perform or manage the work.

Can you act for me before I have court papers?

Usually the authority to act on the property comes from the court process. Your attorney will tell you when you can move forward. Until then, I can help you understand your options and keep an eye on the property.

How will I hear from you?

By phone, text or email, in English, Spanish or Italian, whichever you prefer.

What does it cost?

The first conversation is free, with no obligation. If you decide to sell, my fee is set out in a listing agreement that we review together before you sign anything.

Start here

Tell me about the property. I will reply personally.

A short note is enough. If you would rather talk, call or text.

Your information stays with Angela. No spam, no pressure.
